The Hana real estate market continues to be quite active, resulting in diminished
inventories, particularly in the lower and middle price ranges. Here are
a few comments that may help you to assess the situation from your particular
perspective. |

| Agricultural zoning
laws, which regulate the vast majority of Hana properties, allow
owners to build two homes on each parcel of ag-zoned land (providing that
it is at least two acres in size). The main residence can be of any size,
and the second home up to 1,000 square feet. (an agricultral plan or actual
agricultural use may be required). |

The subdivision of larger parcels is often dependent
on water availability and infrastructure requirements. At any given time,
there are relatively few properties available, with Hana's families tending
to pass their holdings on from generation to generation. There is literally
no speculative buying and selling and thus there is very limited turnover
in improved properties.

| Recent sales activity
has resulted in some increase in prices, and we see Hana real estate
maintaining a level of assured long-term value that is typical of rural,
agriculturally-oriented communities. Oceanfront properties are extremely
